Nofei Ben Shemen
The Nofei Ben Shemen neighborhood is a new residential neighborhood being built between Moshav Ben Shemen and the City of Lod, east of Route 40, and is part of the City's municipal jurisdiction.
Economically, Lod is leading the plan to build the new neighborhood in cooperation with the Lod Municipality and the government housing company “Dira Lehaskir (Apartment to Rent).”
The neighborhood's development is in advanced stages, and over 3,500 housing units have already been marketed to the public. Future occupancy is expected to take place in 2024-2025.
The neighborhood is planned as an innovative and modern residential neighborhood built according to a mixed-use approach, combining a variety of housing types, extensive public buildings, green areas, and a high level of service for commerce and employment.
The neighborhood is being built on an area of approximately 850 dunams and will include approximately 4,300 housing units, of which 400 are allocated to a “Dira Lahaskir” rental housing project to ensure the implementation of affordable housing in the area. In addition, approximately 300 housing units are also allocated for assisted living for the elderly.
Alongside the residential buildings, the neighborhood will also include a large educational campus with institutions serving all ages, from kindergarten to high school, as well as approximately 20,000 square meters of commercial and employment space.
Surrounding the neighborhood, along the Gezer Stream, the plan includes the first urban park in Lod, covering an area of 180 dunams, which will serve as a leisure and recreation center for all residents of the city and the surrounding area.
The planning vision is to create a diverse and active residential neighborhood with a green natural appearance, urban spaces, and urban nature.
The neighborhood is planned around a network of streets and green boulevards of varying character: an urban boulevard, a main boulevard, a park street, “forest streets,” and education campus streets. These streets include a network of walking paths, bike paths, and public green spaces.
The development of the neighborhood and its infrastructure also includes the construction of a road system connecting the new neighborhood to the city, which will contribute to the connectivity between the eastern neighborhoods and the Old City Center.
The plan enables and encourages public transportation as part of the urban concept. The establishment of the Nofei Ben Shemen neighborhood marks the beginning of the city's growth and renewal process, on its way to becoming a preferred alternative for residential living in the center of the country. The plan will strengthen the city socially and economically and position it as one of the most attractive destinations in Israel's most sought-after regions.
