Lodcation
The plan involves redesigning the entire northern part of the city and transforming it into an urban district with mixed uses, including residential, employment, commercial, hotels, and public buildings.
The development of the Lodcation neighborhood will create a complete urban framework and a continuous connection to the city center, the Old City, the adjacent neighborhoods, and the existing employment area.
The plan includes the reorganization of the Sach and Sa neighborhoods, which will revitalize the built up environment and bring it up to modern standards.
This is a comprehensive, wide-ranging project that includes infrastructure improvements, the reorganization of transportation routes, traffic and safety systems, and, of course, addressing the social, educational, and public needs of both long-time and new residents. In addition, the plan includes the construction of approximately 6,000 housing units in buildings ranging from 7 to 15 stories.
In addition to the housing units, the plan changes the land use in the northern part of the city and adds a large amount of office space, approximately 2.7 million square meters.
The scope of the areas is based on National Planning Committee Tamal 1095, which was promoted by the Economic Company and the Lod Municipality, while examining the city's needs in light of the expected scope of development so that the new approved industrial areas are expected to balance the city's economic situation in light of the significant increase in the number of housing units and provide it with economic resilience.
A unique feature of the northern district is the allocation of approximately 19,000 square meters for hotel development. The decision to allocate land for hotels is further proof of the city's future growth, as its location near Ben Gurion Airport is a key factor in its selection as a strategic area by the Government.
The plan effectively brings Lod closer to Ben Gurion Airport, and the construction of approximately 600 hotel rooms will serve the traveling public, as is customary in other airports around the world.
The development of the hotel industry, combined with plans for tourism, entertainment, leisure, and commerce, and the establishment of a huge shopping center in the employment area, will make Lodcation the next office, commercial, and residential complex in the Tel Aviv metropolitan area.
Lodcation has unprecedented transportation accessibility. For private vehicles there are plans to connect the new Route 200 to the Ben Gurion Airport interchange on Route 1 and to build a new interchange for the city on Route 40.
As part of the plan, a new train station, “North Lod,” will be built, alongside the renovation and upgrade of the nearby “Ganei Aviv” station. At the same time, public transportation lanes will be developed to connect the two train stations to the Shapirim parking lot.
The “Fast to the City” plan, which runs along the eastern border, promotes and develops transportation accessibility to the area. Both a metro station and the brown line of the Light Rail to Tel Aviv will pass through the complex. In addition, underpasses are planned under the railway tracks and numerous pedestrian bridges will be designed to ensure safe and accessible passage at the intersection with the railway tracks.
There is no doubt that the city's location in the center of the country and proximity to major transportation arteries, including the railway line that passes through the city, is an advantage in attracting new businesses.
The Lodcation plan highlights and enhances all of the city's existing advantages in terms of its location – at a national crossroads, in the middle of the rail network and close to Ben Gurion Airport – enabling it to capitalize on the growing demand for both residential and commercial space.
